We will be advertising your property in full colour within the Swindon advertiser on a regular basis.

Our website can be used as an emailing system fro potential buyers entering their details and requirements and receiving email updates on all new properties placed on to the market same day of instruction meeting their criteria. Our website contains all our current properties for sale with full particulars including internal and external images as well as a map location facility and can contain floor plans. Philipandrews.co.uk is downloaded on to all property portals every evening seven days a week therefore all our properties can be found on the well renowned www.rightmove.co.uk as well as many others. We also have top listings with www.yell.com and www.swindonestateagents.co.uk etc. As our website is always current anybody entering our website is comparable to walking into our unmanned office and viewing the current properties we have for sale.
Technology:
Along with the digital imagery we have mentioned we have the most up to date computer system available to us to increase your chances of securing a purchaser in the appropriate timescale and at the best possible price.
The computerised mailing system will allow us to maintain a much higher number of potential purchasers on our list and allow us to contact them on a regular basis.
Therefore any potential purchaser with an Email address can receive a communication from us within minutes of us formally marketing your home.
Sales Particulars:
Following an inspection of your home during which we will take accurate and factual measurements and descriptions we will compile draft particulars for you to approve before circulation. These particulars will be prepared in accordance with the property misdescription act (1991).
Our commitment to you is to supply prospective purchasers with colour A4 or A3 type brochures at all times, increasing the quality of the literature and the chances of your property standing out from the crowd.
Prospective Purchaser Contact:
As previously mentioned we have a computerised mailing system, we will already have a number of buyers in your price range that would be keen to hear about your home. Our policy is to contact all buyers on a regular basis to keep an up to date record of their requirements and on instruction of a property in their price range they will be contacted on the following basis:-
1) Those with an E mail address will be E mailed.
2) Those with neither of above but have contact telephone numbers will be called.
3) Finally, if all the above fail we will send the details through the post.
Viewings:
Viewings will be arranged directly with you and we will endeavour to give as much notice as possible, however there are circumstances when we have a potential buyer in the office who can only view whilst they visit the area and as I am sure you can appreciate we would not wish to lose this opportunity of a sale.
Offers:
It will be our intention to encourage offers whenever possible, this policy will lead to offers that maybe unacceptable to you however does ensure that we have buyers to negotiate with.
All offers that are placed on your property will be fully qualified in the following fashion:
Firstly, should your buyer be in a chain we will contact all links in the chain and clarify the position of each buyer and the timescales in which the chain wish to move.
Secondly, it is imperative that when we secure you a purchaser they are in a position to financially be able to precede therefore our mortgage consultant will qualify your buyer.
Vendor Care:
During both the marketing and the sale of your property it is our aim to keep you fully updated and to this end we will regularly telephone you and write to you with all progress we have made.
During the sale we will liaise closely with all Estate agents and solicitors in the chain and ensure that your sale progresses with as little hassle as possible and that we take the strain for you.
Boards:
On receipt of your instructions to proceed with the marketing of your home and your authority to do so we will organise for a For Sale board to be erected. On receipt of an acceptable offer that proceeds and unless instructed otherwise by yourselves this will be changed to sold subject to contract.
Fees and Terms of Business:
We act under a strict “no sale no fee” basis and our full terms and conditions will be disclosed to you in the way of a formal contract to be signed prior to the commencement of marketing.
Full or Low key marketing?
We have a two tier marketing strategy allowing you to chose and dictate the pace at which your property is marketed and sold.
Option 1 – Full marketing including, board, advert and immediate contact with all prospective purchasers.
Option 2 – Low key marketing – we are able to promote your home on a casual basis to potential buyers who are willing to fit your timescales and pay the true market value of your home. This means hassle free marketing whilst exploring the market place for both the best price and a property to purchase.
Open 7 days a week:
Monday to Friday we are open 9.00 am until minimum 6.30pm.
Saturday we are open 9.00 am until minimum 5.00 pm.
Sunday we are open 10.00 am until 2.00pm.
